    I know that we are experiencing hard times. We have experienced hard times before. That is one of the reasons that Robert Allen launched the Rich in Six Challenge. When the market is down, there are deals to be found. Sellers are motivated and the opportunity for you to create win/win solutions for both you and motivated sellers abound. As Frank J. says, “We have an important job in this society.”

    I would like to thank Frank J. for submitting his story. It’s an excellent example that shows the potential present in today’s housing market.

    This is the “Nothing Down Alien” again.

     

    I have been very busy and did not post a blog comment for a couple of weeks. In the past two weeks I contacted over 200 FSBO’s. If you set a goal to contact 20 sellers a day, you will realize there are a lot of motivated sellers and opportunities.

     

    Motivated sellers will always exist and they are born every day. But to find the motivated seller, you will have to look for them, database them and follow up. They might not like your offer from the get-go but they often have no alternatives. If you present an offer that will actually work for them, you can help a lot of people. But it takes a little bit of time.

     

    Do not be a lazy investor. Most investor put an ad in the newspaper and wait for the motivated sellers to call them. You will find the best deals if you start looking. The Internet is a great source. Create a habit. At least once a week you will spend a day browsing FSBO’s on the Internet or newspaper. Bob and his mentors teach us the basic of investing…Call FSBO’s.

     

    In this market where it will be more and more difficult to borrow money; sellers are getting frustrated. They often give up the hope that they will be able to sell their house. That’s where we come in. We come to the rescue for those who really need it. We have an important job in this society.

     

    Since the beginning of this challenge I have 4 deal under my belt and I submitted 29 offers in the past weeks so I expect a few more offers to be accepted. You have to work hard. This is a business. Treat it like a business and not like a hobby.

     

    Structure your offers in a way that you can continue to submit offers every day. You do not want to tie up all your money in one deal. All my offers are “Nothing Down and with Creative Financing”.When you submit an offer on a FSBO’s just pretend you have no money. When you invest with a mindset that you have no money in your pocket, you will become a good investor, my friends.

      You are right about treating it like a business and following up on our offers and leads…my first short sale happened because of that, I kept calling one particular seller in foreclosure to see how he was doing. This was out of genuine concern as he had fallen on hard times, his father had passed away and he himself was quite ill…what happened is that he accepted another real estate investor’s offer.

      I still called him on a regular basis to ‘check up on him’ and if the deal had closed with the other investor…what happened next allowed me to make my first short sale as the other investor couldn’t close, so he then took my offer that the bank accepted and in 30 days I had over $100,000 in equity profits!
